Foundation Repair Quotes: What to Ask Before You Sign

The fix isn't becoming a structural engineer — it's collecting bids in a way that forces them to be comparable. Here's the process and the questions.
Before anyone quotes: know the local numbers
Quotes anchor. If the first number you hear is $28,000, then $19,000 sounds like relief — even if the honest local price is $12,000. Get an independent opinion for structural work
For anything beyond cosmetic crack repair, consider a structural engineer's evaluation before contractor bids. An engineer selling analysis, not piers, has no incentive to over-scope, and the report gives every bidder the same spec — which is what makes bids comparable. Many contractors will credit an inspection fee toward work; an independent report typically costs a few hundred dollars and pays for itself the first time two bids differ by ten piers.
The questions that do the work
Scope and diagnosis:
- What, specifically, is failing — and what evidence says so? (Elevation survey readings, crack mapping, moisture findings. "It's settling" is not a diagnosis.)
- Why this repair method and not alternatives? What would the cheaper option cost, and what's its downside?
Piers, if quoted:
- How many piers, at what spacing, to what depth or refusal criterion, and what type (pressed concrete, steel push, helical)? Per-pier price?

- What happens if they hit refusal shallower or deeper than estimated — does the price change, and how?
The stuff that separates pros from crews:
- Who pulls the permit, and is engineering (a sealed letter or plan) included where required?

- What does the warranty actually cover — the piers, the elevation, or the whole foundation? Is it transferable to a buyer? Backed by whom if the company folds?
- What's the drainage plan? Piers without fixing the water problem is treatment without cause — and drainage correction is routinely the best money in the whole quote.
Comparing bids without getting spun
Collect at least three bids specified against the same scope. Then compare *structure*, not just totals: pier count × per-pier price, plus line items. A low total hiding a low pier count isn't cheaper — it's less repair. A high total justified by engineering, permits, plumbing tests, and a transferable warranty may be the honest one.
Red flags: quotes without pier counts or spacing, pressure to sign same-day "storm/crew-in-area pricing," warranties from companies younger than their warranty term, and any bid dramatically outside your metro's range in our cost index without a physical explanation.
Paying for it
